+1

I don't believe they aren't selling because why would developers continue to make them?

We are looking in this range in 22207 and it’s so annoying. I understand to get a new 6,000sqft house and a yard would be $4M but I wish they had some 4,000 sq ft options with decent yards.

I know a family with two elementary school kids and a dog that lives in one of these in LV. I think they just really like being able to walk everywhere.

We’re in the market around this price point in N Arlington but likely moving our search to McLean for this reason - can’t find anything big that also has a deep yard for dog / kids. Even Country Club Hills all the new builds are taking up the entire lot, or it’s set back a bunch so you’ve got a useless front yard.

NP. Why are the gutter downspouts such a prominent feature of the facade?

I have a yard with some privacy in Lyon Park - I just don't have a huge house. I love it

Yeah, better than this one. It sat on the market for nearly a year. The builder finally rented it so he can relist it later.

Even for $3m you can’t have everything if everything you want costs $4m. People make choices. We don’t all have to agree.

No, not really, you just need to go to country club Hills or the 22213 area of Arlington.

You said yourself, they are not selling, so the answer is nobody. So developers should get the memo soon if that is indeed true.

I don't even think these places actually requirement noticeably less yard work - you still have landscaping around the house and a small amount of grass that needs to be cut. Likely these people hire a landscaping company and I double they get charged less than I get charged with my small yard that gives my kids a place to play.

I walk by this house all the time - I can't imagine someone with $3M+ to spend couldn't find something with more yard and more privacy. https://www.redfin.com/VA/Arlington/502-N-Jackson-St-22201/home/11256477

We’ve had several tears-downs in our neighborhood that have been replaced by $3 million + homes built on spec. They’re more than 6,000 square feet and take up the entire property, sometimes on a corner lot. They have six bedrooms and seven bathrooms. Who buys these places? You’d assume a family, with all that space, but there’s no room to even throw a ball. If you’re spending that much, wouldn’t you want a tiny bit of yard? None of these places are selling, yet the developers keep building them.

This is Arlington, Ashton Heights and Lyon Park.
