Rates still feel really high, and they are compare to the rates available over the past 10 years. The market for someone wanting a 1-1.5m house in dc often would include double fed or at least one fed in the household. There is so much uncertainty with govt jobs right now, as well as in the govt contracting sector, that will affect who is even looking. 1.4 is also A LOT for under 2000 sq ft in soso to bad condition on a main rd not near metro.

It may be a sign of the times and nothing to do with the house itself. I know where this house is and it is in a strip of lovely houses on Mass. It is “main street” Mass, not the quieter Mass like the one you have a bit further up.
However, it is set back from the street as are all these homes and the location is wonderful as right outside your door you have a pick of destinations- Georgetown, Cathedral, AU, Tenleytown, Embassy Row.
Because of the garage in the back, the off-street parking is practical.
If they lowered it a bit, it would be more attractive. The properties these homes back up to as beautiful, larger homes on Idaho Avenue so it is quiet in the back.

Not PP, but in this market, they need to lower it to like $1.1 million. *Maybe* they could have gotten $1.4 million during the pandemic craziness, with people desperate to leave their condos and interest rates at a fraction of what they are now, but even that might have been a stretch. It's just not a very impressive house.

On Mass Ave, not updated - but bigger than that it does not look like its been maintained. Small square footage, backward is too narrow and not usable in its current state... chain link fencing on a 1.4 million dollar home. Kitchen is narrow, not open, stove isn't a built-in. Nothing about this house is appealing aside from like being in NW DC and being able to walk to cathedral commons.

I used to live near this home and oddly enough, it is in the boundary of the Cleveland Park Club. But it’s so far out of the historic district that it’s laughable to say it’s in the heart of it.

It’s not a bad location (I enjoyed the area and it was fairly walkable to many, many places) but I wouldn’t call it ideal.

Location x3. For me, too close to too busy of an intersection. Very little usable outdoor space and bordered by apt. bldgs. Street view blurred out.

It's not at all Cleveland Park, not really Glover Park and just far enough away from Cathedral Commons that it would be an annoying walk in bad weather.

Expensive for a house that's small and needs work. Location is expensive but that can only do so much lifting on price. Someone with enough money to afford that house will likely go for something more updated or with more space.

It’s tiny, dated, no land, and WAY overpriced. I wouldn’t pay half that for it.

The price is offensive for a house of that size that they basically say in the listing needs work.

It's a small, unremarkable house that needs updating and has extremely limited outdoor space that's more or less located right at the intersection of two of the most-trafficked commuter routes in NW.

It's not 2021 anymore. People aren't jumping to live in houses like these.

Besides for the obvious upcoming economic downturn (fed rifs, tariffs)?
