You seriously had to "let is slide" when your agent was four minutes late? Get yourself some therapy.

A realtor should be early to meet clients. The client shouldn't ever be waiting because the realtor is late.

Yes, realtors are a dime a dozen. So many bad ones, mostly flunk outs from other careers. Ask your friends for references before hiring a new one.

Yes. 2x is a big deal. They most likely aren't good with attention to details and you need to make sure paperwork is ok.

Did you sign a contract? If you signed a contract it might be harder, but read it. If you didn't sign a contract, just write and explain why.

Yes, fire her and tell all your buyer agent to give you part of their commission. It’s very common

This is such a bummer. The house we’re looking at right now is basically my dream house. Is there any way to get a new realtor for this property? (Still sitting on the porch and sweating.)

Did you sign a contract with her? And, if so, what does it say? Is it by property or for a timeframe?

We had a showing on Sunday and the realtor was four minutes late. It was a Sunday, morning, so I let it slide. We signed up with her and scheduled a showing for today at 4, which required us leaving work early - we are outside still waiting for her (4:14).
