I wouldn’t use that specific reasoning since no friend would respond kindly to being told their home is too filthy to stay at however I would just let her know that you just prefer to stay in your own place as a personal preference.

We have a beach house. I would not mind one bit and may prefer if they stayed elsewhere.

I would just say that you would feel more comfortable staying at a hotel.

"We already booked it and can't get a refund if we cancel . . . plus we can all hang out at the beautiful pool together!"

The first suggestion is good (use it or LOSE it).
You can also say that you like to give them privacy in their own beautiful home but that might backfire on you.

Depends, can you give more details? Is this an annual trip and you’re deciding for the first time to depart from the usual arrangements? Do you want to go on this trip at all, can you just skip it altogether? Or otherwise looking forward to it besides the accommodations?

I would say something about you or your husband or kid having sleep issues and would be better to have your own quarters. (You don’t have to say that the sleep issues are due to her husband yelling.) Would you still spend time together during the day on the trip!
I would just set clear expectations about how much togetherness you’ll have if residing separately.
