I'm in MoCo, in a townhouse development with a walk score of 99 that has a metro station 5 minutes away by walking. A unit in our development went under contract two weeks ago at a record high, 10% more than the last sale in 2024 even though the properties look identical (and it's not too much cheaper than this house). I think real estate is very uneven right now, but I think walkability and proximity to transit are back to being valued.

+1 This house normally wouldn’t sell this low. Is it perfect? No, but it’s a totally nice house with plenty going for it. Even tear downs in that neighborhood go for more than this sometimes. My guess is also a seller who needed to unload quickly.

There’s an alley with a driveway in the back. I doubt they ever use the front.

I’m in NW and shocked by how long some nice homes are sitting on the market. Over the last few years, those exact homes were selling within a week, usually before even going on the market and for 100-200k more than what they are currently listed at

It sold in 2019 for 900k. So was already at a discount to neighbors

But to a pp’s point, the phony baloney zestimate chart was expecting more (and then nosedived after the sale)

The front is not appealing but I bet they never use it. There’s an alley in the back and the “ground floor” in the front isn’t even the floor with the living spaces.

But yeah all that unusual layout stuff is surely a price factor.

Why did this house in chevy chase sell so low? usually a house like this in CC so close to dc and west of the creek would sell for at least 1.2 million, but this one went for barely over 1m. what was wrong with it?
