If I were you, I'd limit to a handful of MS zones, on the assumption that you can stay put through 8th grade and then reevaluate if needed. I'd focus on North Bethesda MS, Silver Creek MS, and Takoma Park MS.

What are some areas I should be looking in? I haven’t lived in this area in 15 years and that was in dc proper so understandably I’m not really caught up.
What else is important to you? Metro access? Commute? Ability of your mom to access senior services? Nearby faith community? Anything else that would improve your quality of life?
