Because I own a house near the second one. Very similar to both, a little smaller (no third floor) than the second, but bigger than the first. Normal large backyard, but outdated kitchen. Just trying to get an idea of the value of it if I were to sell it. We bought it many years ago for much less. We are not planning to sell it now, but saw these two somewhat comparable houses and did not understand why one sold in 1 day and the other has been sitting there for a while.

I don’t get it. I also do not like the 2nd house much, but it’s over 1,000 sqft larger. I think the owners live there so they did not stage it and I personally don’t like their furniture. I also agree with the PP that said the backyard is weird. The first house is also a townhome, but very small…

This and walking distance to metro. 2300 sqft is totally livable with 2-3 kids.

And even if it weren't much over 2M, there is a big psychological difference between under 2M and over it.

+1. Amazing that OP doesn't think that's a meaningful price difference. I have a budget of $2 million, and that's firm. So I'm not looking at a house that's $2.3 (unless it's been on the market for awhile and I offer well below ask).

The floors are much nicer in the first house. I can also see that awkward outdoor stairs/courtyard being a turn off for some people where the deck in the first is a much nicer feature.

The first home has is not as close to its neighbors, has nicer outdoor spaces, and is walking distance to the metro. It’s also inbound for Oyster-Adams, which might appeal to some people.

The second is basically attached to the one next to it and has smaller outdoor spaces. That neighborhood is walking distance to Cathedral Commons, which is nice, but not near the metro.

Both nice houses.

The finishes seem similar in the two houses. Both are renovated so you wouldn’t rip out anything and start over.

On the other hand, this one is much nicer, bigger and only slightly more expensive and is been sitting on the market for a while.
