For no buy in you are looking at a dump. They are more like $9-$11k. If you don’t mind Virginia vitality living is cheap but the people are old or maybe the Virginian.

With a mother in a memory care unit and a father in law in the highest level of care in assisted living, I recommend exploring non-profit entities. They aren't perfect and they generally aren't as fancy as the chains owned by PE, but the prices are a fraction lower and most importantly, they have different fee structures and many of them will not kick your family member out if they run out of money because they have endowments. There are very significant caveats to this, most importantly being able to "pass" the means test upon entrance - they honestly aren't likely to let you in if you are 78 and only have enough funds for 2 years of living there. But if you are e.g., 78 and have funds to pay for 10 years, but end up living for 15, they won't kick you out. Not all not for profits have this set up, but my mother's does.

OP here. Can you tell me the facility where your parent is? I understand the additional costs for assisted living. They do not need any assistance right now so would be going into Independent Living, although I imagine within a few years they might need AL so I'd like to find a place that has both.

You need to look further out, and you need to be prepared for the resemblance to a nursing home/midlevel hotel. That's what they look like.

Your monthly figure is likely way below area DC prices. Perhapsyou would do better to find a closeby apartment and to talk to agencies to see what the best deal on support services might be. Also look for an apartment that would be walkable or a short drive with parking to a library, Senior or community center, fitness or Y center., church. - whatever might fill their hours and help them to meet others. Check to see if there are senior transit services or if you could help them learn to use Uber.
You might check with the local offices on aging for suggestions in best central points for seniors to live. Traffic and ability to drive in it are two key factors. We are in age range of your folks so I know of what I speak.
