Because your friends can't afford more expensive neighborhoods so they are willing to put up with some crime for the potential appreciation. Sadly, DC has seen it's day.

The problem with statements like "almost there" is that people have wildly different ideas of what "there" is.

For the average DCUM user who has a triple strand of natural pearls surgically implanted into their palm no neighborhood will be "there" until it looks like Spring Valley. For a person who grew up east of the park in the 80s and 90s both neighborhoods reached "there" way back when they got their first restaurants where you could eat at a table and not order through bulletproof glass. For most people it's somewhere in between but personally I think Petworth is definitely solidly in the "there" category while Trinidad is scraping the fringes but will definitely get there.

I think that for a neighborhood to be "there," its neighborhood public schools need to be able to retain local kids at all grade levels, not just for ECE before they flee for charters/WOTP/MoCo. Petworth is not there, and not even close. Trinidad is even further away.

Look for EOTR in some areas such as Anacostia, Deadwood, etc

Petworth gentrified 20 years ago, and Trinidad gentrified 10 years ago. If you want a deal now you need to look further east or south

Like many other places, many people really love Trinidad. Is it the safest? No. Do I feel unsafe when I'm there. Yes. There is a sense of community there. The neighborhood is definitely turning and has been for a long time. I'd rather be in Trinidad than Petworth, and people love Petworth too.

It's really really far from Trinidad.

I think I saw analysis that Trinidad had the best appreciation in the region for some proofs, maybe 2000-2020 or something. Or the 2010s? I don’t think that makes it the best place to live, or that it will continue. But there was a long period where people who bought in Trinidad saw big appreciation and I think that makes them feel better about crime and everything else, understandably. But it doesn’t mean everyone would want to live there. It still has a lot of deeply entrenched problems, even if its peak as a drug market has passed.

It's not the best neighborhood in DC but it's probably among the best investments. You can still buy relatively cheaper there, the housing stock is good quality with a lot of potential, the lots are deep so you can get a real yard there, and it's still very close in and walking distance from plenty of things (including the booming Union Market area) and an easy commute downtown. Also it has plenty of street parking because it's purely residential despite being in close proximity to commercial areas, so it's easy to have a car there. It gets nicer all the time as people have bought up and improved houses there, and a lot of developers have come in and improved the small apartment/condo buildings as well.

So it just has good potential for the price, and the walk ability and proximity to things is a big selling point.

But I'm talking about actual Trinidad, West of Bladensburg, North of Florida, East if W. Virginia, and South if Mt. Olivet. I sometimes see both Ivy City and Carver-Langston identified as Trinidad on listings and that's not Trinidad. Those neighborhoods also have a lot of potential but don't have the same mix of factors as Trinidad and should cost less. Don't get fooled!
