Same - 2.5% seems to be the norm for nova for a full-service buyers agent - we had some agents offer to do it for 2% but they made it clear they wouldn't do much except communicate the offer.

Anecdotally we are seeing that a majority of the houses sitting on the market in close-in nova (~$1M) - if otherwise priced decently - are sitting because the seller isn't covering the buyer's agent commission and won't adjust the price to reflect the buyer having to pay the commission out of pocket.

Why wouldn't the buyer just write an offer for what they think the house is worth, less agent fees? The list price is just a suggestion.

Because PP is full of sh*t and a fear mongering realtor.

Sure, bitter realtor.

I am paying my agent, who has represented me for 30 years, the same 5% I have for decades. I know he will get me a top price in return.

How have you determined this is the reason?

I am not sure what “aggressive” means in this context, but I have not paid more than 4% total in decades.

Aggressive means pushing every line item on the contract to win the house in a competitive market. And this agent would not have hesitated for one second to tell us "You pay my fee."

How are other people handling this? For a $2M home, $30K feels awfully rich for opening a few doors. There's no world where I'm going to pay a realtor 10x more money than I earn per hour.
h

That’s a big “nope”!

I agreed to pay buyer's agent a flat fee of $1500. That's it.

1% is the new buyer's agent fees. I have also done it on a flat fee of $1500 recently. I am an agent, btw.

Buyer agent fees are negotiated as part of the contract. There is no need to commit to some level at the time of listing. What if someone wants to make their bid more competitive by not requestion agent fees, shouldn't you let them do that?

What's the latest on buyer's agent fees in Montgomery County? What I'm seeing in other places is that agent agreements are entered into on a per house basis, but almost all houses are offering buyer agent comp paid by the seller just as before.
