Master bath is a must, but a single vanity and shower are enough.

Why? How often are you and your spouse using sinks at the exact same time?

We have one sink but the vanity is large enough for us both to use at the same time and that works well. So I can do my skincare while DH is brushing his teeth, or he can shave while I'm blowdrying my hair. I feel like maybe 4 times a year we are brushing teeth at the same time and on those occasions one of us will just go to the hallway bathroom to finish up.

+1. Just expand the shower stall to make it full size.

Our master bathroom is pretty compact -- full size shower stall but just one sink and then toilet has its own door. There have been a handful of occasions when we've missed the double sink in our old place but mostly I don't think about it. If we had a larger bathroom I'd prioritize putting in a tub but it doesn't sound like you have room for that no matter what.

Meanwhile we have twin walk-in closets and I think it's a huge selling point.

Yes the ideal set up is to have both a larger bathroom and walk-in closets. But if that's not possible I don't necessarily think a bigger bathroom is obviously better.

Double sinks aren't necessarily that important. A comfortable shower is more important.

DH and I have double sinks but rarely use both at the same time. Very rarely.

Skip the double vanity, keep the closet space. Do not do a floating vanity in bathroom

I would skip the double sinks.

Kids have separate bathroom.

What is the other choice closet wise? How many bathrooms are in the house altogether?

Also, are you asking about a master bath vs sharing with the kids, or about a master bath with one sink or a master bath with two?

I have a master bath with one sink and a shower in the bathtub right now, and two closets on the wall. That works well for our family. But we have storage in the basement where we can put out of season things, so we don't need a WIC in the bedroom.

A larger master bath will matter more to buyers but I'm not sure it would be worth it to renovate in your situation. There is a bath there, it's just smaller. And there's clearly room to expand with the walk-in adjacent. It might be more worthwhile to just do some cosmetic upgrades to the bathroom and bake the cost of a renovation into the price. Otherwise you get stuck having to make decisions about whether to do a tub or not (very important to a minority of buyers, irrelevant to the rest), whether to do a single or double vanity, and selecting all finishes to be broadly pleasing without putting in anything that will turn specific buyers off.

It might not be worth the stress. Whereas if you leave it as is, buyers will price in the potential cost of renovation but it wont' necessarily turn them off the house. Some buyers will be happy for the opportunity to do what they want in the bathroom instead of having to purchase a brand new renovation that might have features and finishes that aren't to their taste.

Def need master bath, but for me doesn't have to have double vanity, so maybe some compromised that provides a combination of the two.

What’s more important for resale: master math with full size shower and double vanity, or walk in closet with space for 2? Can’t have both.

Currently have WIC but bathroom has corner stall shower and single vanity.
