Depends on the size and slope of the roof. Ours is only 25 sq but the cost is about that much because it's low slope and there are a bunch of accommodations needed. Also because I hesitated and lost the attention of an affordable roofer who probably got sick of answering all my questions.

Call High Technology Roofing Contractor LLC in MD.
Great people they do great jobs and they will give you free gutters with roof replacement.
They replaced two houses for me and a lot of houses in my neighborhood.

1800 sq ft, $8k. I ended up having to pay another $3500 to replace the sheathing.

This depends heavily on roof size and specifics of your place. I've gotten bids ranging from $7-13k for a simple roof on a small house.

No substitute for getting 3-4 bids

Depends on the size of the roof and your choice of materials. You can get quotes from vendors easily, they often use satellite imagery to generate their estimates and don't even need to visit your property to give you a quote. But quality matters, so consult checkbook.org for ratings if in the D.C. area.

We paid $24,000 for a 4000-sq ft roof (Certainteed Landmark Pro shingles) and $4000 for gutters (no leaf guards) last June.

I have a small cape, 1200 square feet, with a large screen porch. I got a new roof with architectural shingles last month for $10,000. This didn’t include new gutters because I replaced those several years ago.

Sooo many variables. Best to ask your neighbors with similar houses.

We just redid ours and paid just slightly more than that. Front of the roof is metal.

How big is your roof ?
Or what kind of house and square footage.
Where are you located ?
25k for 27sq or 2700 sq feet of architectural shingles and gutters.

What is the size of your roof?

For those that have had your roof replaced recently, what did you pay? My fist estimate was 18k for a pitched roof, new gutters and guards. Getting more estimates next week but curious what others have paid.

Thanks.
