Fairlington is a great location. We lived there when our son was very small. The layout is not my favorite. The primary bedroom is a decent size, but there is no en suite bath, and the second bedroom on the top floor is tiny. There is no bathroom on the main floor, and the third bedroom is in the bottom level. Great for guests, but not really for a family with 2 small kids. The kitchen is minuscule.
But, the neighborhood is great. Lovely pools, you can walk down to Shirlington, commuting downtown is pretty easy.

The HOA fee is $542/ mo. I live in Fairlington and the only units that have sold that high have had finished attics and better, open kitchens. I think the price is way high.

Looks nice and they’ve already renovated - now you don’t have to deal with Fairlington HOA and permitting

Only question is if the bedroom in the basement has the correct egress. I see window wells but I thought the window had to be large enough for firemen to come through with their gear on. Is that not a thing in Fairlington?

Fairlington is a beautiful and historic community, but these are townhomes (or rowhouses given their age). Less than a million sounds about right. Last year an attractive, detached 1930s era center hall colonial with three bedrooms sold for about the same (800k) in Lee Heights after sitting on the market.

This isn’t Cambridge or Brooklyn where a one bedroom flat in a triple decker or brownstone would easily break one million.

Thoughts on this listing? Basically no 3 bed for sale in Arlington for less than $1 million so I don't understand why priced this way.
