Agree with this--just do The Breakers and call it a day. My boys were around 7 and 9 when we went and they seemed to like it well enough (they didn't complain at least). But they really loved this place: https://newportcarmuseum.org/

I mean, I found them to be a snore as an adult. Not a fun way to spend a day imo

I saw the Breakers when I was 6 (only home open at Thanksgiving time when we met my grandparents halfway from their home to ours) and remember it being really cool!

There was an audio tour and paper 'scavenger hunt' that kept my 6 year old reasonably entertained but I had low expectations because basically it's like going through a fancy museum. We all enjoyed the tennis hall of fame a lot which is very close by. We went prior to any damage to the cliff walk so can't speak to that. We took the ferry to and from Providence which was a lot of fun -- great views of lighthouses, boats, etc. and part of the 'experience.'

I also took my then-6yo to the Breakers. The kids audio tour was interesting and he enjoyed it. I think balancing our time there with other activities like the arcade on the boardwalk or whatever he wanted to do helped.

We took a six year old to The Breakers a few years ago. There was an audio tour for kids and she'd listen and then tell us about what she heard. She had a good time.

I have a low fill line for house tours as an adult, but I’m into gardens. I don’t think it’s an age thing.

My 12yo dd who is obsessed with the Gilded Age would love it. My other kids would be mildly interested for one or two but that’s mostly because they are good travelers and interested in history. We’ve visited Hearst Castle and they enjoyed it.

Kids aren't going to be into home tours without a hook.

I think you could take them but not expect them to spend hours there. We did the Cliff Walk last spring and it was enjoyable then (not sure when damage might have occurred)

This doesn't sound so great with kids. Or for me, either, and I'm an adult.

I’d like to take them in particular to see The Breakers. I thought it was a beautiful home to tour. I know there isn’t much to do in Newport but I’d like to see the other mansions I missed on my visit last time as well.

I have heard the walkway behind the mansions, I forget the name, has had some storm damage and corrosion since year before last or so but that was also something I enjoyed. Walking that ocean path.
