A spec builder will add features that add more to the sale price than they cost. That is the sum total of their calculus. When you talk about features that "when the home goes to resale will be attractive to the next buyer" what you really mean is won't hurt the resale value too terribly.

Custom homes aren't immune from this either.

Flippers usually get all the visible things buyers care about. Where they cut corners is usually inside the walls or in the subfloor or some other less visible place. This is the whole basis for their business model.
