I stopped doing stuff like this in my 20s. No matter how you split this, someone is going to be pissed off. More people, more problems.

I’d do per person.

Because it’s not just about the bedrooms. Families will take up more living room space than a single person will.

Caution: it’s not just a bit extra—it’s a lot extra.

The king bedroom with the private fancy bathroom overlooking the ocean is worth triple what the crummy single bedroom with the shared bathroom is worth.

Per room based on the quality of the room.

The master bedroom with the en suite bathroom and a view of the ocean is worth much more than the room overlooking the driveway with twin beds and a shared bathroom.

Assume that the singles expect the couples and families to pay more. Then pay more than you initially think is fair.

BUT you need to understand what the differences are.
Is 1 family in 1 bedroom because it is super spacious?
Another family in 2 rooms because they couldn't fit in 1 bedroom because of size OR because of preference?

We always do it by bedroom. If the bedrooms are very unequal in size or quality, you could adjust accordingly.

I'm sure this has been asked & answered before but I'm in a bit of a time crunch.

What's the best way to split the cost of an AirBnb with multiple families and a few single people? Do you split per person, per family unit, or per bedroom? We have 2 families that will use two bedrooms each, two families using one bedroom each, and 2 single people each with their own room. I'm inclined to think by bedroom is the most fair, right?
