I would stick with Maryland. It is a much easier commute in/out of the city...especially for a single parent.

Since you didn’t mention commute I’m assuming you work from home.

VA had so many more college options so for that reason alone I’d pick it over maryland. With your budget I’d look in Loudoun County- Potomac Falls, Ashburn, or Leesburg.

Do you have to commute to DC everyday? We ended up in Vienna and it has been nice but if I had to do it over again I would have bought in Loudoun county, further out. That’s too far if you need to commute daily to DC. Reston is a good place to start looking with your budget.

The Fox Mill Estates in the Herndon, Reston area of Virginia have simgle family homes in your price range. The MS is Rachel Carson and the HS is South Lakes High School. SLHS is an IB program. The kids in the IB program have pretty good college placements.

Franklin Farms is near by and similarly priced housing, it might be a bit more expensive. The HS is Chantilly HS.

VA…. The college options in Va are much more diverse. Lots of good options in Fairfax county

Both kids will finish elementary school next year in NW DC, where we've been renting until now. I also work in NW DC, but I feel like I want to buy my own place (around $700k-$800k). I'm a single mom, so I'm looking for a 3-bedroom in very good school districts with strong college prospects. Which areas should I consider?
