Do you allow pets? If no, that may be something to change before lowering rent.

I always look around my Competition in the neighborhood and lower it by few hundred dollars.

OP here. It's offered with flexible lease terms (short to long). It's been two weeks so price drop is next, how much of a drop draws attention? Any particular strategy, like does it help to list with realtors or certain sites or is that just wasted money? It's currently on Zillow and MilitaryByOwner.

Offer it for short term rental. If you get a 6 month lease that would put you into March which is a better time to rent.

Do a CMA to check if it is priced appropriately. This is a slow time of year for rentals, so don’t sweat it yet.

We've always timed our leases to end in summer, but repairs meant we weren't able to list until beginning of Sept. It's been sitting two weeks and only two bites. Absolute crickets!! I knew it would be rough, but this is brutal. Any tips or strategies to get movement? What have other landlords done in this situation?
