We just finished our basement which included walls, electrical, minor HVAC, paint, carpet, AND FULL BATH (plumbing, tile, fixtures, etc).

There was no plumbing and we had to go through the concrete to add to the sewer line. We paid 36K for all of it.

I think the biggest cost was the bathroom so I am guessing 20K sounds reasonable.

I would do it.

I'm in a split. It's 8 steps down the a full bath on the lower level and 8 steps up to a fall bath in the hallway on the second.

I like the big rooms on our first floor and don't want to mess with the flow, but you do you, OP!

I wouldn't spend that much mostly to benefit infrequent guests. It'd be a different story if you age in place and might need a full bath on that level along with sleeping space in case of mobility issues, but since you're not going to be there too much longer I wouldn't bother with the expense and inconvenience. Additionally, you'll lose the extra storage and potential future selling advantage of the larger garage, another cost.

I am actually planning to do this. I want to covert our coat closet to a bathroom and use some space in the living room for a big armoire for coats/shoes. We have three two bathrooms upstairs and a full bathroom in the basement and I hate that we don't have a powder. We love socializing and it's annoying to not have one.

I was on the bathroom side until I saw the price - yikes! I would explore that option more, but I don't think a bathroom is worth $50k.

Houses without a bathroom on the main level were an automatic no for me when we were looking. If you had an easy way to add it I would do it. It does not sound that way though, so I would probably just live with it and, when the time comes, find a buyer who can live with it too.

I’d do it only if I had money to burn. 3 full bathrooms is plenty especially since this isn’t your forever house.

Our split level home has 2 full baths on the upper-level, and 1 full bath on the lower-level. No bath on the main living level (with kitchen, dining, living, mudroom, office). Home was built in the 60’s. Our garage is XL so thinking of taking some of that space for a small 1/2 bath that connects/opens into our mudroom. It drives me crazy that guests need to go downstairs to use the restroom.

Our home is built on a slab, and the garage is nowhere near any existing bathroom in the home, meaning we’d need new plumbing. We know this will be pricey but no clue how much ($50k?). Only planning to stay in the home another 8-10 years.

Anyone done something similar? Or advice on costs/considerations?
