I thought once the person dies, the Will dictates what happens to the property. I am confused on the elderly mother in another country.

Who has the power of attorney? If its you, you could contact a real estate attorney and begin the proceedings to have the house sold to divide the proceeds, or they can buy you out. The will should spell out how the property will transfer. In our case, the house passes to the surviving spouse, only after their passing does the house need to be sold or bought out.

Are the parent's divorced? Otherwise why is mom overseas while dad is dying? Does mom have POA too or just sibling?
