+1 if living alone and you don’t need a big place you can rent just about anywhere. Options are more limited if you need 2-3 bedrooms and/or good public schools.

I make 150k and live in the Baltimore suburbs. Commute to DC once a week.

No way I could afford to buy anything on my salary in DC.

South Baltimore (one of the city's nice parts) is affordable with that income. It's gorgeous and walkable with lots of amenities. If you work in DC, you could take the MARC to Union Station.

We live in a condo/townhouse community, and the smaller condos tend to be rented to recently divorced without kids (or grown kids) and doable on $100k, but no idea if our location would work for you.

How is Anacostia area? Or any of the neighborhoods on that side of dc? There are a lot of places that can be bought pretty cheap. Ditto for New Carrolton.
