You would send a text saying you are interested in this particular home. Your agent would get in touch with seller agent and get back to you within minutes to schedule a time to go look at it. That’s how it worked for us. When we were interested in a home to put an offer down, our agent asked if we wanted to do a pre-offer inspection and write up an offer immediately after inspection. Everything happens very quickly.
does your agent actually have to contact the sellers agent?

Your agent should be contacting the other agent the same day you decide that you would like to see a house. You should be able to get into the house in the next day or two, but some of it depends on the listing agent, of course. In some circumstances you might be able to see the house on the same day — e.g. you see the house online in the morning, you ask your agent to arrange a showing, you find out you can take a look that evening after work.
I don't think they have to contact the listing agent for a showing I think they just book it online. I could be wrong.
