Traffic anywhere near Cooper or the 495/Georgetown Pike intersection is a total mess.

+1. Churchill is closest to Cooper and Langley if you plan to stay in the pyramid through high school. Those are the only homes within walking distance to the middle and high school. I don’t think freeway exhaust impacts most of the neighborhoods. The only problem area is near the 495 entrance on Georgetown Pike, and the traffic up there can be terrible.
Not many walkers to those schools even if they don’t get bus service.
