Multiple realtors are pushing this. They are phrasing it as the seller would put themselves at a disadvantage if they don’t offer compensation.

A Realtor told you that? What a great source of unbiased information! I feel sorry for you if you actually believe that...you're going to miss out on a lot of houses as the buyer if your agent is passing them over because they're not offering buyside commission. And if you're a seller dumb enough to still be offering a commission, you deserved to be robbed of your 3%.

OP here - ugh. Based on these replies we will have to make do with the limited supply. I keep hoping there will be more but it is probably best to just act fast when something good pops up

What are they going to do if they see it on Redfin? I would gladly represent myself as a buyer. Buyers agents do nothing.

Interest rates will not decrease. The NAR settlement will not affect closing costs substantially. Inventory will not increase.

Trying to buy a detached sfh in NW DC and frustrated by the lack of supply. I am curious how many people are waiting for the new NAR rules to take affect in July and hoping that there will be more places popping up for sale over the summer. Thoughts?
