We are in the same boat, OP. Crazy how you can have a $1M budget and not require much of the house yet it’s still impossible. It stresses me the F out.

Yeah I have been looking at redfin (like to do that when bored lol) and I honestly have not seen that many listings come on. Especially under the 1.25m mark. But I most look at Arlington, Falls Church, McLean, and WOTP, so maybe other areas are faring differently?

I think it's a bit more nuanced than that. Depends on what part of DC we are comparing to what part of Arlington or Alexandria. So for example say Georgetown, Dupont, Friendship Heights, per square foot, is more expensive than say South Arlington or most of Alexandria. But if say Brookland vs those then I think it's around the same.

Anyway for $1m you will have to settle for a TH in the DMV area (or immediate proximity to it like close by in N Arlington or nice parts of Alexandria, ie old Town).

Try North Arlington (the areas around and to the north of Rosslyn through Ballston). Georgetown you may get something for 1m if lucky bit will be older.

There is also Brookland and Petworth in DC but I would steer clear of those areas if low crime is what you are looking for.

Does it have to be a SFH? If you're open to 3 bedroom condos you could widen your search. How do schools figure in to your search?

For SFH I'd look in Takoma or Brightwood. I don't know NE very well but there are lots of neighborhoods there that would fit the bill.
