Whatever you spend on paint, you will get back in the sale even though most buyers will repaint.

After dealing with roof replacement recently, one thing I've learned is that you just need to get lots of quotes for everything in this area, especially for commoditized services like painting a house. I know it's a pain but I would get at least 6-8 estimates and try to focus on smaller companies that aren't in google ads and haven't paid for prominent placement on yelp, etc.

After I got a few quotes I did it myself. DW took kids to a hotel for a weekend.

This is what I'm doing right now. Handyman, packing, painting, moving, removing everything I don't want, either to donate or otherwise get rid of, and then a deep clean, all done by people that the realtor has worked with for years/decades. I'll be far away by the time the house actually hits the market. I've done some packing myself, but otherwise all I've been doing is organizing for packing.

I'm sure it'll cost probably $20-25k all told, but my stress level is about 1/10th what it would be otherwise. (Helps that I'm moving to a house I already own, so I don't have to worry about timing of getting into a new place) I'm making a hefty profit, so hefty profit minus $25k is worth it.

Some of these seem expensive but I guess it's probably for much bigger spaces? We painted our house (interior walls) when we moved in and it only costs us 2500ish. Granted we live in a small 2000 Sq ft TH and we did not paint the bathrooms or trims so imagine would be more if we did, but some figures here seem quite high.

What's a ballpark for the same color throughout the house special you see on all these new to market homes? 4 beds, 3 bath. 2 floors + basement. We're in DC.

Have you talked to an agent? They typically have crews that will prep your house for sale and you might save by bundling what needs to be done.

We just paid about 10K, including painting everything, replacing some light fixtures, and powerwashing the exterior.

We paid around $15K for the entire house which included painting all the trim and doors. 4300 SF 3 level 5Br/4.5BA house. This was back in 2020 so I'm assuming it's gone up since then but just to give you an idea.
