We are doing design-build right now in a ~13x13’ area and the all-in total is about $135k.
Cabinets are $36k. Appliances $10k. Quartz countertops. Extras are new hardwood floors, new window size, and a skylight, and the sink is moving. Only minor structural (non-load bearing) wall work.

We found some really good sub contractors by going to a new build development and asking if anyone was interested in additional work if you’re comfortable with that. We also bought all the supply’s directly so there was no markup. Yes we did get permits where necessary.
