Westchester has cities bringing the median lower and towns far north of the city. The rings closer to the city are outrageous with taxes to match. I am sure it's worse than Nassau county when you take a closer look.

Hasn't Nassau always had higher home prices/median HHI? I can definitely remember that being the case in the 90s so not sure why it's surprising. Are you not a native of the region?

Median home price Dec 2023 (via realtor.com)

Nassau $775K (listing), $715K (sold)
Westchester $635K (listing), $712K (sold)
Fairfield $708K (listing), $572K (sold)

More expensive than the traditionally elite Westchester/Fairfield.

What's going on?

Everything has been built out in Nassau County. There are still empty lots in Fairfield and Westchester Counties. In Nassau County old Levittown-style homes get completely tricked out.

I live in Nassau and there are a ton of high earners here who live and work either on LI or NYC. Teachers here earn over $100K as do many cops.
