Yes, east of Worcester. We have friends in Newton that went up with a modular addition and paid approximate $325sf. They were out of the house for a week.

NP: My experience is that everything in DC costs more and is made to be over complicated, primary because of the sorts of people who live here. People from the Northeast (MA, NY and NJ) have money, and cost of living is similarly expensive, but they don’t put up with the crap and insane bids that we do here.

Where are you in MA? If you're anywhere east of Worcester, there's no way will you get 1ksf+ of new space on top of your existing space for $350k. Modular or not. You'll also be spending on 6+months of rental housing.

OP here - yes, on top of the existing first story. There is a slight bump out in our front, they are telling us we don't want to try to build over that as it would be prohibitively expensive.

We are in Massachusetts but happy to share the name if anyone needs who we have spoken to.

My neighbor has a modular addition in back. After a tree fell on it, they got a replacement from the same manufacturer from the original plans. Really easy replacement. They're rally happy with it.

Modular homes are great but is this going on top of your existing first story? Your existing frame is unlikely to be square. Ask the builder what the plan is for that.

Looking at modular addition for my house which has been quoted significantly less ($350k) than a stick build ($550k+ as a starting point). Home is a standard '50s ranch with approximately 1,150 square feet of living space and looking to double it.

It all sounds too good to be true. Has anyone run down a lead of a modular addition and has thoughts? We keep saying to ourselves that we need a 2nd story but it doesn't have to be a luxury home. The location, mortgage, and interest rate are all "forever home" material.
