I just posted on another thread about building new vs Reno.

Take this for what it is worth.

I build in Fairfield County, Ct.

I have had some lovely clients.

But there is a truth that in the more expensive towns you are more likely then not to not get paid in full.

And without a doubt there is always some form of self indignation as the reason for not paying.

So, yeah don’t extort your contractors.

You don’t get paid in full because the wealthy/educated know your men have been cutting corners - so you’re not seeing that last check, and they have pictures of your team’s shoddy work to back it up in court, if need be.

The less wealthy/educated rely on your expertise, and maybe you didn’t charge them a “wealthy enclave” price/hr to begin with… so there’s a little more trust in the process.

BTDT.

Again - you are projecting based on your experiences.

It’s not about shoddy work. It is usually one of the spouses is tired of the work, or tired of paying for it, or often times in these towns these folks grew up wealthy with help in their homes and have a sense of entitlement. Or they simply want something for nothing. Or they feel like they have not been in control so now they will be. There are a myriad of reasons but trust me it happens - a lot.

Don’t be that guy.

If this indeed keeps happening to you then you need to pick your clients more wisely.

Contractors need to stop extorting and overcharging clients. Agreeing to one price and then adding in more once the job is done.

You are projecting.

Read my post.

That is not the experience or scenario that I am describing.

I don't think OP understands the word extortion. I can offer a contractor whatever price I want; the contractor doesn't have to enter into the contract.

Usually it's the contractors who cut corners and/or run off with their client's money.

Speaking from experience.

Market rate is what a customer is willing to pay.

Don't get charged with extortion by telling your contractors you'll pay 15% under market rate. Everyone wants something done.
