If you had a good inspector you would have been told to pour a half cup of bleach mixed with a half cup of warm water into the condensate line. This would have cleared the gunk from the line so that it would not back up.
Do this annually at least.

Bought with inspection(s). I have known what all the issues would be and more or less when they’d happen. You have to be much more of a risk-taker than I am to buy without one.

We had no inspection and decided against doing one after purchase in case issues were revealed that we would later have to disclose. We haven’t had any repairs we needed to make in the 2.5 years we’ve lived here (other than things we’ve caused). I do know there are some things we should do, like an electrical box upgrade but it’s not an urgent issue.

No inspection before, but we had one done the day after closing which found no substantial problems. We spent over $50k on repairs in the first year for issues that the inspector didn't find...unpleasant experience but well prepared to look for issues on our own for the next house.

I've got to believe there are many who aren't chiming in with their negative experiences, because WITH inspections you still have issues that pop up.

We bought with an inspection. House was furnished. No with cabinets packed with things. Couldn't see the rot behind the things.

We bought in 2021 with a mediocre preinspection.

Soon after buying we noticed an issue with water coming into a basement closet after heavy rains. Inspector didn't flag this though there were water stains on the baseboards. Inspector also said our roof looks good, but in heavy rains we recently started to hear a dripping sound in the attic.

Less than 2 years after buying we had to replace our HVAC. This was pretty much expected.

But for the most part no issues. I don't attribute this to the inspection which was not really helpful.

It’s been less than a year. New looking water heater is defective. We bought a warranty though so it’s covered.
