I can’t answer because I’ve never been to a lake but I would give up a lot to be beachfront. I hate packing a golf cart to go to the beach.

90 acres??!! That’s not even a pond. I highly doubt a wake is allowed and if it is you’re going to have flooding issues.

Wait it out and get the location you want. Doesn't sound like the vibes are comparable. Any chance you can get on the waitlist now for a slip?

I would wait for the place you want to be. You can modify a less than perfect house but you can’t change a less than perfect location.

Will you be constantly moaning that you're not on the same lake as your relatives?
Driving is a lot different than just hopping on your boat to cross the lake to your relatives' house. Will you be spending all your time on the bigger lake / will people not want to visit you on the smaller lake?
Small lake might be better with young kids, tho.

How small is the lake compared to the lake that you want? If you want boating and the small lake is too small, then I'd pass.

I say go for it but consider the following questions. Do you have a boat or will you get one, and will you then regret being limited to the smaller lake instead of the big one? Or is there access to the bigger lake? Or a place on the bigger lake where you can keep a boat?

We've been looking for a lake house for about a year now. One just came up this morning that ticks 90% of our boxes, but is on the very small lake next to the big lake we want to utilize.
Wish list:
-3 bedrooms with an additional space to WFH
-Walkable to beach
-Fenced in
-2+ car garage to store lake toys
-$400k or under
-Want to be at one specific lake bc I grew up going there and my sibling and my best friend each have lake house there and our kids are all the same ages/we have a ton of family fun all together

-$215k(!!)
