At these rates I guarantee the rent won't cover the mortgage payment.

Maybe. Probably.

OP whats the bottom line here?

Paying $1M cash so no mortgage. No inspection beyond seller’s inspection (and the ones current owners did 3 years ago) and I am worried. I paid a lot over asking and am worried about unknown issues on top of that, plus it required some big compromises and also needs some updates.

I've had my moments.

Can you pick one room to refresh to your tastes? Adding wallpaper and a new mirror and fixtures to a powder room? Painting your bedroom and adding a few new accessories or maybe even splurging new bedding? Making the perfect vignette with a comfortable chair and a side table with your favorite picture on it?

Try to make a few areas into rooms or even corners that you love.

It's natural to feel regrets after such a huge purchase.

Try to focus on the good things and it will eventually feel like home.

OP why do you hate it? Is it something that you didn't know about before you purchased? Or is it regretting the price you paid?

I like most of my house but very much dislike its location. And my next door neighbors suck. If my interest rate wasn’t so low- I would move but at this point- the last kid will be in college in 3 years so we can hold on until then

Sorry you don't love your house. Try to find a way to at least like it a little. If your mindset is stuck on "hate" then you'll never accept it.

There are issues about the house that I experience now that I didn't fully consider or simply didn't occur to me when buying it. For example, kid bedrooms have to be on a separate level than us (we didn't have kids when we bought).

But I still like it, and frankly didn't have any better options within our budget and had we held out for something else we'd have been priced out entirely.

I don’t like mine at all. I want to gut it. It’s “fine” but it’s not what I wanted and I hate that it costs us so much. It was a compromise with my spouse’s tastes and wishes and with a stupid expensive market in a stupid expensive high COL area.

Hate is a bit strong, but it’s hard. But I think there’s a reason we wanted to move, and a reason we liked this place. Moving always is awful and it takes time to feel at home in a new place. We k ew going in that there were lots of things we’d need to fix in the place we bought, but looking at them every day while we are still not totally at home is just hard. But I believe it will get better.
