+1 build it out like a bedroom (with a normal closet) but use it as a study.

4th bedroom with full bath - it can be used as an office but I would only one a place with at least three bedrooms on the same level if you have two kids.

Op here. In our situation, teen is afraid of being downstairs so the bedrooms above the kitchen would each be used. One master and two smaller bedrooms are on the level above the kitchen.

if you already have a living room another bedroom and bathroom, a great room is a cheap way to finish a space with not much value in return

I am OP. Two floors above with a den and living room. Kitchen also above entry level. One floor above kitchen is two bedrooms and washer/dryer. One teenager, one elementary age child. Two parents early 40s.

Depends who lives there and what is upstairs.

As I have dealt with more people with mobility issues, a bedroom and full bath, presuming you have a living room upstairs.

I would prefer great room.

What do you have for a living great room already? Bedroom will be the highest roi

If you are older or have the potential to be a caregiver, get the main floor bedroom with full bath. You can always use the room as an office if it's not needed as a bedroom.

What would you rather have in your townhouse at entry level :

Great room with a full bath
4th bedroom with a full bath
Office/Study with a half bath

None will take away space from the garage so it remains 2 cars (I toured some models that did use that garage space and take it down to one car)

I can’t decide to be honest.
