Yeah a lot of houses out there are on well and septic. And The ones on Pville city water and not wells pay a ridiculous amount on their water bill, their rates are obscenely high.

The poster you were responding to identified the tub in the master bath as a feature. So, at least one person wants them.

I agree it’s probably the price and the sellers are delusional about what it’s worth.

We live in a similar neighborhood, just a little older and closer to Leesburg. Most of the homes here that have been put up for sale this year were under contract in a week. There was one last year that sat for a while because the sellers wouldn’t entertain any low (accurate) offers. They finally caved, but it took months.

I think if OP was serious about the house they would have drafted an offer rather than a forum post.

It makes the property more suspect when people who "might" be interested aren't moved enough to even start a negotiation.


OP here. I'm not serious about the home, I haven't even driven by it! I like Carrington Homes and I like the facade/yard/neighborhood from what I have seen so far.

Like I said, I have seen much tackier/uglier homes sell faster than this. Home was initially put on the market way back in the winter, then taken off and put back on again.

DCUM provides valuable insights at times and I just wanted some insight.

Unfinished basement, no bathtub in the master bedroom. Most homes built during that time period out there have 3-car garages. This one does not.

I get that 3 acres is a lot of maintenance as a PP pointed out, although almost half the lot seems to have trees on it. So it looks less cumbersome to deal with than other lots.

Facade of the home is pretty and the interior is nice.

Lovely house. My guess is the price. Maybe it didn't appraise at the offer price and the sellers are being too stubborn, but now they're chasing the market down. I bet another $50K will make it move. Why not just make your best offer, and take your time with the inspection process.

I have been diligently looking around western Loudoun for months to try and find the perfect home for me and my family. Commuting no longer presents itself as an issue and our kids are done with grade school so staying in a certain pyramid is no longer a concern.

I love the bones on this house but I am concerned as to why it's been sitting for so long. I've seen way uglier homes in the area sell in much less time. Any insights on this?
