Again. This has nothing to do with why it's gone under contract 3 times, and fallen out. When you make an offer you already know what the layout is like, you already know its on a stem pipe. This has to be something that's been revealed during the inspection phase - something you can't see with the naked eye.

There is nothing preventing OP from requesting disclosures from the buyer, beyond minimum legal requirements.

This is the only real answer. Request info from the owner. Otherwise you are not a serious buyer.

Shared drive would kill it for me the ivy makes me think it’s a structural issue during inspection.

One pending and two contingents in a relatively short amount of time is likely a significant finding during inspection.

It has to be something that's coming to light during the inspection phase. Nothing to do with the layout or the pipe stem because those are all things you see before making an offer. It's a shame because it looks like a lovely house!

Have you looked at the Street View? It's on a pipe stem and oriented to face the pipe stem instead of the cul-de-sac. Obviously that's not what's keeping it from selling, but a very small portion of the yard looks fenced in.

Love a lot about the house - seems like a good price. The second floor layout isn't ideal (one bedrooms doesn't have access to a bathroom).
