Can you just lay out all of the information all at once instead of dropping additional information like this that completely changes the strategy. This along with the fact that there is now a new listing nearby, and the fact that it's furnished should have all been included in your original post.
What does your agent say? Do you have an agent who is expert in that area? Good, seasoned agents all talk to each other - they will know the listing agent who will give them a good idea of how flexible the sellers are.
