Can you just lay out all of the information all at once instead of dropping additional information like this that completely changes the strategy. This along with the fact that there is now a new listing nearby, and the fact that it's furnished should have all been included in your original post.
What does your agent say? Do you have an agent who is expert in that area? Good, seasoned agents all talk to each other - they will know the listing agent who will give them a good idea of how flexible the sellers are.

Also, I happen to know the sellers bought it 2.5 years ago at the height of the covid market for $355k but their kid made a high level travel sports team so they don't get to the house much. Not sure how to weigh that info- if they just wanna dump it because it's unused or are adamant not to take a loss.

One other comparable house in the neighborhood just hit the market today at $320k, but the house we are interested in is being sold furnished which is a big plus for us.
These are small lake houses/would be a second home hence the prices.

It's our max budget so if they countered we couldn't go up.
They're probably praying someone makes an offer. If $325K is your max then offer $300K, and let them counter. If you start at $325K you'll likely end up at $340K-$350K

Yes. We made a similar offer on a property that had been sitting. Owners rejected it. When the property sat for another 100 days, we came back and made the same offer, which they finally accepted.
