Yes we agree on this just making our point differently. There are still middle class earners living throughout Vienna in the non -new builds, but they are mostly retirees or people who purchased a decade ago none of which can afford to move out now as they cannot afford what prices have become which adds to the lack of inventory and overbidding.

True, but this is an expensive area and Vienna still isn’t considered “high end” by DC-area standards.

I'd consider somewhere like Great Falls or even parts of McLean (Kirby Rd comes to mind) more of the "higher end" if you are looking at NOVA.
