When you say update HVAC I would guess that you mean up date the heating system and add air conditioning. The AC can either be done for a lot of money and you will have lots of visible components on both the inside and outside of the house. Or it can be done for an insane amount of money with much smaller components visible.

You are closer than the person who estimated 75-100k. Lol. That's crazy. I would guess 300k, depending on the nature of the electrical and plumbing work, it could be more.

+1 and be very prepared to uncover multiple other urgently needed fixes as you open up walls and bring things like plumbing and electrical up to date.

Its stone exterior. About 2500 sf. If it needs 3 chimneys flashed/lined, new electrical, new plumbing, rats in dirt-floor basement exterminated, 1 room entirely scraped & repainted with fallen ceiling plaster area redone, boiler replaced, whole house water filtration system, HVAC updated, and floors sanded/polished in a few rooms (existing flooring is okay), and gravel driveway put in, what are we looking at?
