Just look for hungry subs, they're out there. Some stuff doesn't require a license, so make sure to not overpay for that - when a handyman can do the job.

OP, I feel you. I'm trying not to kick myself for not moving to my new location Summer of 2020. Instead I waited 2 years, until the prices for homes doubled and construction costs at least doubled. We're looking at spending a fortune for renovations too. Contractors are gouging customers in higher COL areas.

My only advice is to keep looking for a lower-priced contractor. We haven't found one in our new location yet, but we did used a GC who we really liked back in DC. His English was sparse, but he and his guys did excellent work. It just took a little more oversight from us, but we paid a fraction of the price. It was worth it to us. We're still looking for someone like that in our new location. Wish us luck!!!

I thought the cost of renovations would settle down, but it seems the opposite. Nobody is selling and instead just renovating what they have. I can't afford to move into a place with more space bc of the interest rates, and now, trying to make this home work has become more challenging. Sigh.
