Your realtor is the professional. If you don’t trust him enough to follow his advice, then get another realtor, but crowdsourcing the question to a bunch of idiots on this website doesn’t seem like the right way to get a second opinion.

My next door neighbors house was listed on the 25th and had an open house this past weekend. I would say it was a good turn out but no offers yet.

However, homes are going under contract within a few days in my immediate neighborhood if they show well. For example:

Depends on a lot of factors. I know people who want to move before school starts and could do a quick close. Is your row house in good school catchment? If not I would wait.

OP, if you don't trust your realtor on this - the first decision they make - you should get a new one.

What neighborhood?

Well, ideally you should wait for spring but if you don't want to wait, check forecast and list it during sunny days when grass is green and everything isn't wet and dirty.

People are vacationing away from the area plus the mortgage rates are super high. But still people who are renting want to become homeowners. If your home is priced to sell versus priced to create a frenzy, it should have no problem moving.

General pre-pandemic advice was to wait until the fall. Don’t know if that has changed but people are generally on travel, etc. in august. I would wait if you have that option depending on your circumstances.

I am not a realtor but we bought our DC row house in early August (before the pandemic) and our offer was the only offer.

Probably depends upon the reason that you are selling your row house.

I have a row house in DC that I want to list in August but my realtor is saying that the market is dead right now.  He said that we should wait until Labor Day.
