Most local gov'ts emphasize/encourage density near metro: housing, commercial/retail/etc. So there's a lot going near many metro stations. Is that something that appeals to you?

If you have kids, then the rough schools are a deal breaker. Metro is a crime-ridden mess since the school closures so I wouldn't count on it. I used to take metro every day to work but will never use it again.

House B - nobody takes the metro. If they do, they can drive/take a bus. Two miles is nothing.

If the area near the metro is close to restaurants, shopping, and amenities, then it will probably appreciate more.

However, if you have a school-aged kid and the ES and MS are truly “rough,” I would choose the better schools. Nothing would make me send my kid to an unsafe school. But mixed-income doesn’t equal unsafe.

The main value of being close to the metro is that you don’t have to pay for a car. Unless this location in a suburb really enables car free living, then it’s the further one.

House B. 2 miles is nothing OP. And it trump's a SFH in a location that has crap schools but is walkable to metro, which often brings higher crime with it now more than ever.

I don’t think any house remotely walkable to the metro/within two miles can reasonably be considered an exurb.

Unless we’re talking about a newly renovated metro stop with some development occurring, I’d say the house with the better schools.

SFH in suburbs (exurbs?)

Would you rather pick House A that's walkable to the metro but zoned to a "rough" ES and MS, or House B thats 2 miles from the metro and zoned to well regarded ES and MS (both end up at the same HS that's middle tier).

Both houses are otherwise similar with pricing, updates, community events with a neighborhood pool etc.
