Just like how “Hill East” is just marketing to make liberal whites feel comfortable with living there, but not bad that they skipped Anacostia.

It got sold after the renovation, then sold two years later, now sold again. So it’s only two short term sales. That’s enough that it’s definitely worth investigating but also could just be coincidence (people move, die, divorce, etc). The agent probably has the story on both sales. If you’re interested you should ask.

I don't know about DC specifically, but in some states, if you don't disclose a nightmare neighbor when selling, the buyer might have a successful lawsuit against you.

Well, price has gone up with every sale so clearly there isn't anything wrong with the house or neighborhood, from $1,625,000 in 2018 to $2,495,000 in 2023 means almost $900K in 5 years.

It's weird. It's huge for the Hill, and really nicely renovated since 2018. Maybe people buy based on those factors and then find they aren't happy with location? It's pretty far East, in an okay but not great school triangle (though I guess if you can afford this house, you can pay for private), and pretty close to a section of Penn Ave that has some crime issues. It's also not that close to the stuff people on the Hill tend to like proximity to -- Eastern Market, Lincoln and Stanton Parks, H Street.

Price is basically dictated by square footage and finish level, both high, but I can understand why someone buying at that price point might be nonplussed about location.

Ooo! I think OP is on to something. There is clearly something going on here that makes it an undesirable place to live that is not immediately obvious. Nightmare neighbors (i.e. crime) are a possibility. Maybe noise or smell issues?

I like it. Maybe it’s actually a bad renovation or something. Or crime issues in the vicinity.

Home looks nice but it resells every few years and always for more. Look up their sale history.
