Ballpark, what do you think needs to spent to bring either of these houses fully back (new systems, etc)? $400-500K after all of the unpleasant surprises behind the walls are found and fixed?

How do you get this done down to the studs with no permits? It seems like it would only work if you were a contractor your self or an extreme DIY type, but am I missing something?

Probably right. All the systems should be upgraded and finishes obviously need updating. But it is still a good bit more than just a lot.

I found myself holding my breath while looking through the pics, expecting a decay smell. The stain on the kitchen floor and what looks like black mold in bathroom sink, eek!

I guess the half curtains aren't even worth a mention...

I agree, the second one has the potential to be really nice. Maybe the first one too, by someone with more imagination than me. I’m surprised the first one went for $1.2, seems a bit high, but not shockingly so. I live a few blocks down.

Surely the real estate agent expects this to be a gut job or tear down. Why else would you include pictures where the cleaning chemicals haven't even been put away?
