We stayed at the Oakes Hotel a couple years ago and had good views. We never even bothered with their observation deck because our room had a nice big window. Great view of the fireworks. Not a luxury hotel by any stretch but it worked well for us.
They had onsite self-parking (outdoor lot, but it was gated and you needed your room key to access.) Looks like it's $40 a night.

We stayed here. Parking was on-site, easy access to the hotel. Short walks

DP but we also stayed at the Embassy Suites. Yes, they had parking on site, it's pricey at 70CDN/day for self park.

Our room had a gorgeous view of the falls though! We could lay in bed and see them!
