Some people will tell you that they don’t like staging and that’s their personal opinion - but good staging allows good pictures. Good staging + good pictures = best possible position in the market.

I am not a realtor.

A good realtor can bring in some accents or artwork to stage it.
Not demand you out everything into storage and pay to rent their furniture for a couple months.

I would never select a Realtor who pretended they could sell the house faster and way higher if we moved out, then turned over the keys for their paint job and furniture move-in and charged me $10-40k to do so.

Maybe add some color or get rid of super old furniture but please- it’s you paying for it and doing the work, not a realtor.

Half the buyers is our city can be out of state doing a virtual tour.

And you really think today’s buyers at todays prices are so stupid they can’t imagine where a couch or bed goes in a room they have a spec for and photos?

Irrelevant in a low supply / high demand SFH sales market— like today.

If the house has been maintained well, is in a desirable neighborhood, has a good school catchment, and appeals to its targeted market (families w school aged kids, single people, retirees), you do not need to wasted time staging the house.

Just declutter, freshen the paint, put it on the market.

Makes me think they are renters and the property manager didn’t touch up the paint before they moved in. The renters tried to match it with the paints in the garage but it was the wrong color and neither the owners nor the property manager cared that the new renters moved onto it in poor condition. We’re happy to leave.

Good point. Either way it turned us off to the house. Had doubts about it passing inspection

Makes sense. The owners and realtor lied to us and it wasn’t supposed to be open to the public. I feel like we we’re burglarized. So violated. Hope you find a house you love.

+1. Usually the staged furniture is cheap and sad. Also I hate the assumption that greige is the only thing we can deal with.

Some of those photos are more than just staging. For instance, in one of them, they painted, changed drapes, and removed the window AC unit. Also, the examples are somewhat extreme -- lots of the before pictures show a fair bit of clutter. I think most people are fine just decluttering and rearranging existing furniture.

It’s hard to get a sense of scale in a room without furniture. Good staging shows you what’s possible.

I always thought i was not swayed by staging myself (yeah i know i probably am) and prefered unstaged homes as i didnt want to "pay" for it when purchasing a home. And at the same time I am pretty sure when i put my home for sale i will pay for staging if i find a good stager.

Those before and after (in the portfolio) and the case studies are pretty impressive

What do you think? did you find yourself influenced by a staged home? Will you stage your home when you sell?
