Some houses may be sitting, others are not. I think it is going to take much higher rates or a recession to stall the market in Bethesda.

Which ones? I’ve seen several in our neighborhood go under contract in days so I think there might be something wrong with those houses and their pricing. There are fewer buyers at the price point.

Two $2.5m houses near me (Sumner) went on the market 2-3 weeks ago and were under contract in 4 days. Maybe it depends on the specific neighborhood?

There are multiple houses in bounds for Whitman in bethesda that have been sitting for weeks. Granted they’re all $2.5 plus but I feel like a few months ago they all would have sold in days.
