I have friend who retired on river near annapolis in small house for less than that - but maybe prices have gone way up in the last 5 years?


They've almost doubled (and that's not unique to the area).

Scenic means near mountain, beach, river or lake. I do need to be near healthcare and basic necessities.

I have friend who retired on river near annapolis in small house for less than that - but maybe prices have gone way up in the last 5 years?

3 hrs is a big radius Op.

PA, MD, NJ, DE, WV, and arguably NC (if you time the traffic from Roanoke Rapids or like Rocky Mount).

Well OP none of us know what “scenic” means to you. And if you’re planning to retire there, you don’t want a cabin in the middle of nowhere. You need to be near healthcare and other services.
