Is there any particular reason though you don't want to wait until fall for seeding? I've gotten beautiful results using seed, and it costs a lot less. If you can just wait a few months, you may saveca lot of money. If money doesn't matter, then use sod.

No we left the DMV. Currently in growing zone 6 in the midwest. Also perfectly willing to wait if it's better to plant later, but our HOA may have something to say about that lol.
