Driving IN Clarksburg, there's almost never any traffic. Driving TO or FROM Clarksburg, if you're doing it at a time of day when lots of other people are doing it, yeah, there's traffic.


I’d disagree. Traffic into Clarksburg is only bad in the late evening and it’s most because of people going to Frederick. Otherwise you can zip around the Clarksburg/Germantown area fairly easily most times of day. The traffic is really Exit 12 or below.

Yes, for sure. You have to be okay with the exburbs.

But in Urbana, you can walk in one direction and there is a starbucks, and sandwich shop (Pump & Rye, which is actually pretty good, and a local ice cream window. Walk in another direction and there's the library and the grocery store. Walk in a different direction and you have the YMCA. And another direction gets you places like the Surfhouse. All probably within 5-10 minute walk of your house.

You still have to be okay with that "fake town" feel. But if you're good with that, they did a great job n Urbana

Have heard good things about Urbana — will have to see it sometime. If exurbs are your thing.

Any new construction should be walkable to schools and stores so that’s disappointing about Clarksburg.

The two ES in Clarksburg Village (Wilson Wims & Snowden Farm) along with its middle school (Hallie Wells) are great. The community is tight knit and Wegmans is close by in Germantown.
Clarksburg HS has good programs (Apps, PTech) - but do not compare to the rich W schools - few of Germantown communities are zoned to Clarksburg HS.

Just got a few miles farther north to Urbana.

Clarksburg is fine. But urbana did it way better. More mix of commerical/residential.

Distinct neighborhood feels based on the architecture of the homes on that street.

And its anchored in the middle by the high school and the Y.

Again, clarksburg is fine. But its like CTRL C + CTRL V across the entire development, with a random Harris Teeter plopped in for good measure
